The move follows the planned transition of former CEO Jerry Krusinski to Executive Chairman and the retirement of company founder Joe Krusinski, Sr., who continues to serve as Chairman Emeritus. Since joining the company in 1994, Jeff has spearheaded several key initiatives, including strategic growth to service clients nationwide, establishing new client relationships, and developing new markets. He has served as President since 2016, guiding the company to record growth. "I am humbled to take on this new challenge, leading the company my dad started into the next generation," stated Jeff. "It is an honor to be part of an organization that partners with clients to deliver high-quality services and innovative solutions. We are committed to developing talented professionals into leaders and giving back to the communities in which we operate." He will continue to serve as Chairman Emeritus. Since establishing Krusinski Construction Company in 1973, Joe Krusinski, Sr. has been involved in projects across multiple sectors including office, distribution, food & beverage, healthcare, multi-family and more. His first project was a 102,000-sf multi-tenant speculative office/warehouse facility located in Itasca, Illinois, which still stands today. Krusinski Construction Company continues to expand its national reach to serve its clients, working in more than 20 states. As part of its succession plan, Krusinski Construction Company has named Jerry Krusinski, Executive Chairman and Jeff Krusinski has been named Chief Executive Officer, in addition to his current role as President. “We’ve been very intentional about building this company to last,” Joe Krusinski, Sr. said. “Jerry’s diligence, persistence, and organization is perfectly balanced with Jeff’s innate ability to foster long-term personal relationships with colleagues. Krusinski Construction congratulates Kraft Heinz and Trammell Crow Company for winning NAIOP Chicago’s Industrial Build-to-Suit Development of the Year award for its $400-Million, automated warehouse and distribution center in DeKalb, Illinois. Krusinski Construction is proud to be the design-builder for this state-of-the-art, 775,000-square-foot facility which includes a 418,460-square-foot warehouse and 320,137 square-feet for an Automated Storage & Retrieval System (ASRS) with a 115’ high rack supported structure. Located at the ChicagoWest Business Center, this facility will be one of the largest Consumer Packaged Goods (CPG) distribution centers in North America. Krusinski Construction Company has completed an interior renovation project for one of its repeat clients, Santa Monica Seafood, one of the largest seafood distributors in the U.S. This project had a fast-track schedule and consisted of renovating a 25,000-sf multi-tenant occupied precast facility in Elkridge, Maryland. Following a partial demolition, the facility was fitted with the proper underground plumbing, electrical service, floor drainage and sanitary lines to accommodate cooled and freezer spaces, packaging lines, ambient rooms, refrigeration equipment and doors rated for temperatures ranging from negative 10 degrees Fahrenheit to 42 degrees Fahrenheit. The renovation also included a 4,460-sf office buildout, reinforcement of existing steel, addition of insulated metal panels with concrete curbs, polyurethane floors, a newly installed glycol system and encased temperature lights across various heights. “We are excited to see that Santa Monica Seafood continues to expand its operations nationwide. We are equally excited that Krusinski Construction continues to support Santa Monica Seafood by providing expertise in these type of projects with unique and stringent requirements,” said Brian Heinrich, Krusinski Construction Project Manager. Krusinski Construction’s effective collaboration with Santa Monica Seafood and local and state officials led to successfully passing the health department inspections required for these types of projects. Krusinski Construction Company recently completed a LEED Silver Certified precast facility and the tenant buildout for a global transport and logistics company based in Switzerland. Located near Chicago’s O’Hare International Airport, this new 295-360-sf facility features a colorful, 2-story, 53,700-sf office space with an interconnecting stair and elevator, private offices, conference rooms, open workspace, spacious breakrooms and ADA compliant bathrooms. The many windows provide natural light throughout the facility and the office space also features high-end finishes, custom millwork and lights that accentuate the colorful walls and carpeting. The warehouse has a 40’clear height, 56 loading docks, 2 drive-in doors and a temperature-controlled cooler. The exterior features a curtainwall system at the main entrance, walkways, benches, new landscaping and parking for 253 vehicles and 104 trailers. This project is part of Krusinski Construction’s recently completed Mohawk Terrace Redevelopment in Bensenville, Illinois. This NAIOP award-winning redevelopment consisted of building four speculative warehouse facilities and four tenant buildouts for two developers.

Krusinski Construction is underway on an interior renovation project for Comcast, one of its long-term and repeat clients. This interior renovation project is taking place in an occupied, multi-tenant facility located in Rockford, Illinois. After a partial demolition, the renovated space will feature multiple offices, meeting rooms, open office area with workstations, server room, break room, wellness room, rest rooms, an interior vestibule and new doors. For more than 15 years, Krusinski Construction has served as a strategic and trusted partner to Comcast and has constructed nearly 40 projects across multiple cities and states. Celebrating our 50th Anniversary, Krusinski Construction Company is excited to be named a finalist in the Contractor of the Year category for NAIOP’s 36th Annual Awards for Excellence. Recently completed projects that demonstrate our expertise in new construction and renovations include: Mohawk Terrace Redevelopment in Bensenville, Illinois This project includes working with two developers to build four new speculative warehouse facilities and four tenant build-outs, totaling 1.3 million square feet. Two of the facilities achieved LEED Silver certification. All buildings were constructed on a redeveloped 68-acre residential subdivision in the heart of the O’Hare submarket. Lindsey Lane Industrial Park in Bolingbrook, Illinois This project includes the development of a 20-acre master planned industrial park with three speculative warehouse facilities and one current tenant build-out, totaling 386,000 square feet. The three warehouse/distribution facilities are modern, high-cube, single-story, rear load and also include speculative office space. Site development work includes new water, sanitary, storm, utilities, new entrances and an extension of Jane Addams Road. CBIZ Office Renovation in Chicago, Illinois This project includes the renovation of the 18th and 25th floors at CBIZ’s 225 W. Wacker Drive location in downtown Chicago. This project involved heavy coordination with our client, its employees, building staff and other building tenants. Our team worked flexible schedules to avoid disruptions and complete this project timely and safely. Kraft Heinz ASRS CPG Distribution Center in DeKalb, Illinois Recently, we broke ground on Kraft Heinz’s $400-million, 775,000-square-foot Automated CPG Distribution Center in DeKalb, Illinois. This will be one of North America’s largest ASRS facility. We are proud of our 95% repeat business and our backlog, which includes upcoming projects for many of our repeat clients. Krusinski Construction has completed a redevelopment project for its new client, Dayton Street Partners. The project's initial phase included demolishing an existing 42,000-sf masonry building, followed by renovating a 32,935-sf warehouse in Melrose Park, IL. With a jobsite surrounded by an active residential area and neighboring businesses, our team implemented strict protocols to monitor activity and ensure pedestrian safety. Krusinski demolished a ~42,000-sf structure and replaced it with a heavy-duty asphalt parking lot with a Contech underground detention system. The fenced and gated parking lot accommodates 22 vehicles and 27 trailer stalls. Renovations to an existing 32,935-sf warehouse include the installation of a storefront system entrance and adding a 2,000-sf spec office with LED light fixtures and warehouse area. In addition, 10 overhead 12’ x 14’ drive-in doors were added to the exterior wall adjacent to the new parking lot. The scope of work also included minor roof repairs, landscaping and exterior painting of the precast panels, IMP siding and newly installed bollards. The newly renovated facility is intended to be used as a truck maintenance facility. This project was safely and successfully completed in only 5 months without disrupting neighboring residents or businesses.

Construction of the $400+ million, 775,000-square-foot distribution center is underway at the ChicagoWest Business Center in DeKalb, Illinois. "Our team is excited to be the General Contractor for this unique, state-of-the-art project," stated Jerry Krusinski, CEO of Krusinski Construction Company. "Our familiarity building multiple projects in the ChicagoWest Business Center, supported by our extensive experience in the Food and Beverage sector, make us a strong partner for Kraft Heinz and all stakeholders. Our team's early involvement working with Kraft Heinz and TCC will ensure we deliver a successful project as safely as possible." The new distribution center will play a critical role in Kraft Heinz's larger distribution strategy. The new facility will feature national railway access served by Union Pacific Railroad and state-of-the-art automation technology, including a 24/7 Automated Storage & Retrieval System (AS/RS) that can drive twice the volume for Kraft Heinz customers, distributing more than 60 percent of the Company's foodservice business and approximately 30 percent of all dry goods. "We're driving end-to-end transformation across our entire supply chain, investing in automated technology and digitized solutions to increase the agility of our logistics operations," said Erin Mitchell, VP of Logistics and Head of Network Restructuring at Kraft Heinz. IAC Properties, an industrial real estate development firm, has named Krusinski Construction Company their General Contractor to build a 553,030-sf, multi-tenant speculative industrial building in suburban Dallas, Texas. This represents Krusinski Construction’s first ground-up project in the state of Texas and its 11th ground-up development project for longtime client IAC Properties. The Wintergreen Distribution Center as it will be called is located on a 34-acre site at 300 W. Wintergreen Rd., less than 15 minutes south of Dallas. The Dallas industrial market continues to be one of the strongest markets in the country, with considerable activity. “This is a great opportunity for Krusinski to build our first ground-up construction project in the state of Texas, and to be doing so for IAC Properties, a great, long-term client,” said Brian Heinrich, Project Manager, Krusinski Construction Company. “It also is great timing, as market demand in Dallas remains strong and the availability of construction materials has improved over time.” Construction recently commenced and, following a 10-month construction schedule, the building will be ready for occupancy in March 2024. One of the most unique elements of the construction project begins immediately, during site work. Krusinski will bore and install approximately 350 piers to shore up the soil before pouring the foundation. Boring down past the clay to the limestone is necessary to ensure the long-term stabilization of the concrete foundation. The modern, high-cube industrial building has been designed to accommodate three tenants. Wintergreen Distribution Center will feature tilt-up walls, 40’ clear height ceilings, 56 x 50 bay sizes, 151 trailer parking spaces, 328 automobile parking spaces, and four drive-in doors. Additionally, approximately 1,550 square feet of office space will be built on a spec basis. According to Heinrich, a recent downturn in Dallas homebuilding and other construction projects has made the pricing, availability, and lead times for materials significantly better than it has been in the recent past. At the same time, demand for industrial space has remained strong. Wintergreen Distribution Center represents the latest in a line of projects that Krusinski Construction has completed for IAC Properties. Over the course of a 20-year relationship, Krusinski has completed work at more than 15 different locations in four states across the country. The scope of work completed by Krusinski ranges from exterior renovations to tenant buildouts to large scale ground-up facilities, like Wintergreen. Apex Logistics celebrated the grand opening of their new location in Bensenville, Illinois. In addition to the Krusinski Construction team, many members from the Village of Bensenville were in attendance for the celebration and ribbon cutting, including Mayor Frank DeSimone and Village Manager Evan Summers. Krusinski Construction completed the 297,238-sf precast building for developer ML Realty Partners and the tenant buildout for Apex Logistics. This new facility, located at 1301 Devon Avenue, features more than 272,000 sf of warehouse space, a spacious breakroom and 24,500-sf office space with multiple offices, conference rooms and an open workspace layout. Krusinski Construction congratulates and welcomes Apex Logistics to their new home. Apex Logistics is an international firm that provides freight forwarding, contract logistics, custom brokerage, transportation management, warehousing and distribution services.

Our team will convert an existing warehouse in Elkridge, Maryland into a facility that accommodates the various needs associated with seafood distribution, including refrigeration equipment and packaging, storage, production, cooled and freezer areas. Over the years, Krusinski has developed extensive expertise in the food & beverage industry, including cold storage and food manufacturing. The Exchange at 44 Vail in Arlington Heights, Illinois is an adaptive re-use of an existing 56,800-sf, two-story facility once used as an AT&T Headquarters in downtown Arlington Heights. The interior upgrades include new MEP-FP systems, multiple offices, ADA-compliance, new carpet, acoustical ceilings, light fixtures, and flooring. Selective demolition was required in certain areas. The exterior upgrades feature an elaborate glass entry with deep 12’ footings, 97 window replacements, RTU replacements, and upgraded electrical service. The facility now serves as a modern, customizable co-working office space and has potential for future tenants. Our third project is a Distribution Center for our E-Commerce Client, which includes the development of a 517,000-sf facility with office and warehouse space on a 50-acre site in DeKalb’s ChicagoWest Business Center. Completed in only 14 months, the facility has new MEP-FAFP systems, 18,000-sf office space, break room, locker room, wellness center, training rooms, security desk, and warehouse with 247 loading docks, two drive-in doors, and two trucker lounges. Exterior features include EV charging stations, 572 vehicle parking spaces, 487 trailer stalls, and primary and secondary guard houses. Offsite improvements for truck route access and deep sanitary extensions were also completed. We worked closely with each of our clients throughout the design and construction process, enabling us to identify issues early and assisting owners in making informed and cost-effective business decisions. In addition, as we operate in line with our core values, our firm, employees and family helped support many of our firm’s initiatives, which include supporting and donating to multiple charities, our diversity, equity and inclusion, professional training, employee development and more. For over 15 years, Krusinski Construction has been a trusted advisor to Comcast and has delivered numerous safe, fast-track and high-quality construction projects in many of its offices across multiple states. Recently, our team successfully completed an office renovation project at Comcast’s York Center location in Oak Brook, Illinois. The renovated space features new carpeting, quartz countertops, DIRTT system partitions and multiple offices, conference rooms, smaller huddle rooms and a wellness room. In addition to the vast amount of daylight provided by the numerous windows, the office space also features some of the latest technology that reduces energy consumption, including wireless lighting controls and occupancy sensors. Our team also led the seamless integration of new security features from the renovated space into the building’s existing automation and security system. Since construction operations were conducted in an active and occupied space, our team enforced site specific safety guidelines. Part of our scope of work required more than 15, 4-inch cores from the second floor into an occupied tenant space on the first floor. Through constant communication with Comcast employees, building engineers and tenants, our team successfully navigated through the complexities without disruptions and achieved zero injuries. In the early phase of the project, our Quality Assurance team provided drawing reviews to assure constructability and conducted site inspections during construction to ensure code compliance and overall satisfactory performance. Oakbrook, Illinois - Krusinski Construction has completed a 54,000-sf warehouse expansion to Camcraft’s industrial facility in northwest suburban Bartlett, Illinois. Camcraft manufactures precision machined parts for a variety of industries, including aerospace, diesel engines, mobile hydraulics and more. In addition to the more than 40,000 sf of warehouse space, 8,000 sf of office space and 1,500 sf of laboratory space, the expansion also includes the following: design components that match Camcraft's original building design; site work includes utility revisions and additional parking spaces for future use; a high-end break room, with full-height windows to give the space a more open feel and transparency between the different spaces; the addition of an office area that features an open layout to promote collaboration, as well as the addition of locker and restroom areas; installation of two bus ducts that run the full length of the warehouse and allow for the strategic placement of equipment and power connectivity; the addition of the CMM lab that allows for product inspections and analysis; a demising wall and the addition of a high-speed truck door which helps facilitate the movement of trucks and equipment throughout the facility and also helps create a more distinct separation between the two companies (Camcraft and Matrix). This project completes a long-term development and expansion program that was originally envisioned in 2017. The careful, proactive planning by Camcraft and Krusinski Construction improved certain efficiencies and helped expedite this warehouse expansion. The warehouse addition at Camcraft’s Bartlett facility allows both Camcraft and its sister company, Matrix Design, LLC., to expand their operational footprints. Recognized as a trusted advisor, Krusinski Construction, is proud of its on-going partnership with long term and repeat client, Camcraft. Oak Brook, Illinois – In only five months, Krusinski Construction Company (Krusinski) successfully completed a fast turnaround, 49,000-sf fire restoration construction project for Bay Marine in Waukegan, Illinois. In February 2022, Bay Marine experienced a four-alarm fire in their boat storage facility at Waukegan Harbor. Firefighters responded from multiple counties to battle the six-hour blaze, which resulted in extensive fire, smoke and water damage. To quickly get the facility back in operation and ensure storage availability for its clients, Bay Marine needed to complete this project within a few months, before the end of the boating season. Two weeks after the fire, our team engaged this project, assessed the fire damage and developed a plan to meet the tight deadline. Restoration of the 40,000-sf boat storage facility includes the replacement of all roof, wall and boat access door insulation system that increases the R-value of the structure. In addition to reworking the existing sprinkler system, high bay LED lights, unit heaters and 10 destratification fans were replaced with four, 24-foot, high-velocity low speed fans to improve the air circulation. A new mezzanine was installed in the parts storage area and epoxy coating was applied to the storage facility and maintenance shop floors. The 9,000-sf renovated office space includes a reception area, customer lobby, conference room, private offices, breakroom, ADA compliant bathrooms, server room and new finishes, millwork, countertops and flooring. As work progressed, our on-site team discovered pre-existing structural deficiencies and our Quality Assurance team was engaged. The team worked closely with outside structural consultants to develop a solution which included additional anchors and support for the masonry walls and piers, assuring they were adequately secured to existing structural members. Despite the aggressive schedule and unforeseen challenges, our team leveraged timely and effective collaboration with all stakeholders to successfully deliver this quality project safely and on time to meet our client, and its client’s needs.

Krusinski Construction (Krusinski) is pleased to announce the promotion of Pablo Aquino, from Estimator to Pre-Construction Manager. Since joining Krusinski in 2016, Pablo has progressed through multiple positions and has been part of many LEED certified and award-winning projects, including Avidor Glenview, a 258,653-sf, four-story, LEED certified residential complex with 168 units and Wood Hill Crossing East, an 85,000-sf, multi-tenant building, which was the first LEED certified building in the Village of Woodridge. In 2020, after working four years as a project engineer, Pablo was promoted to project manager. His continued interest in analyzing each project in-depth, including budgets, prompted a shift to a different role. In January 2021, while still managing multiple projects, Pablo transitioned to an estimator role with the pre-construction department. As an estimator, Pablo has worked on projects across multiple states and sectors, including industrial, healthcare, financial, student housing and mixed-use developments. His overall experience and progression through multiple roles within the company paved the way to his promotion to pre-construction manager. “Pablo is an exemplary role model by consistently demonstrating a commitment to upholding company values and encouraging others to do the same. Over the years, he has continued to meet or surpass his goals, take great pride in his work and always views problems as challenges, as opposed to roadblocks. In his new role, Jeff will be responsible for overseeing all aspects of his assigned construction projects, including alignment with job specifications and overseeing project personnel to ensure plans and schedules are kept on track. Jeff brings 40+ years of construction experience across multiple sectors, including industrial, institutional, healthcare, multi-family, restaurants, government and more. Prior to joining Krusinski, Jeff worked on numerous multi-million dollar projects, including a $160 million industrial project for CANPACK, $33 million mixed-use renovation project with 130 units and a production and test facility for Delco Remy America. He also worked on healthcare projects with Ascension St. Vincent Hospital, Rush County Health Department and Madison County Health Department. In addition to field operations, Jeff also has experience in project management, estimating, contract negotiations, quality control, scheduling and client relations management. Comcast is one of Krusinski’s long-time and repeat clients. Throughout our 15-year partnership, we have successfully completed more than 38 projects across numerous locations and today, we continue to serve as a trusted advisor. From demolition to full build out, our team is renovating Comcast’s Effectv office space located on the second floor at the York Center in Oak Brook, Illinois. This renovation project consists of multiple offices, conference rooms, huddle rooms, collaborative workspaces, wellness room, break room and storage space. In addition to the private offices and collaborative workspace, this office space also features wireless lighting controls, new millwork, luxury vinyl tile, new carpet, new free standing furniture and the installation of DIRTT system partitions. To accommodate the new offices within the space, the project team is preparing for interior infrastructure work, which includes coring and routing between multiple floors in 15+ locations throughout the space and reconfiguring the HVAC, electrical, plumbing and fire suppression systems. Since construction is taking place in an active, occupied space, the project team is managing heavy on-site coordination with building engineers and client staff to avoid service disruptions or downtime. As many businesses continue to restructure and adapt to their latest office space and work schedule demands, Krusinski has maintained a lockstep approach with its clients, serving as a trusted advisor, while helping them achieve their latest organizational needs. The expected completion date for this renovation project is January 2023.

Following their recent 100th anniversary, CPA firm Sassetti relocated its headquarters into a new office space in Oak Brook, Illinois. Krusinski Construction Company (Krusinski) partnered with Newman Architecture to provide design-build services for the modern tenant build-out, which was successfully completed on a fast-track schedule. Sassetti’s new office includes open and partitioned workspaces, private offices, conference rooms, server room, kitchen space, a lobby and a reception area. In addition to custom millwork, there are accent wall panels throughout the space, new LED light fixtures, and other high-end finishes. Jim Robbs, Sassetti partner, stated, “I observed and tracked the construction progress throughout, and Krusinski delivered an excellent product, on time. This was an excellent feat considering COVID’s product availability and delivery issues.” Krusinski also reconfigured the building’s security and access control system and updated the mechanical, electrical and plumbing systems. Sassetti has consolidated its Oak Park and Naperville locations into their new office space, located on the second floor at 2107 Swift Drive in Oak Brook, Illinois. JOLIET, IL (April 4, 2022)—Krusinski Construction Company has completed the ground-up construction of the first new Cassidy Best-One Tire & Service automotive center following the recently formed alliance between Cassidy Tire and Best-One Tire & Service. The new 19,000-square-foot facility, developed by Ketone Partners, is located at 3100 Channahon Road, within the Rock Creek Logistics Center in Joliet, Illinois. The building at 3100 Channahon was constructed on an approximately three-acre site within the logistics center that is owned by Ketone Partners. The new automotive center is constructed of precast material and features 20 drive-in doors, 10 service bays and 1,000 square feet of office space. The site includes nine parking stalls and seven trailer parking stalls. At this location, Cassidy Best-One Tire & Service will provide truck and automotive tire work, and general maintenance for a variety of vehicle sizes, including cars, trucks and tractor trailers. “With a groundbreaking in the Fall, a scheduled early 2022 delivery and the typical late Fall/early winter weather, the focus of the construction team was speed-to-market,” said Ryan Lehman, Project Manager, Krusinski Construction Company. “We successfully navigated that and were able to deliver the project in time for the planned opening.” Rock Creek Logistics Center is a 263-acre business and logistics center that offers direct access to Interstate 80 via Houbolt Road and Interstate 55 via Route 6. OAK BROOK, IL (March 30, 2022)— Krusinski Construction has completed the design-build construction of a 112,000-sf precast building with warehouse, manufacturing, and office space for its client, Wehrli Custom Fabrication, Inc. in DeKalb, Illinois. This new headquarters facility for Wehrli is the exclamation point for unprecedented growth and a dramatic business expansion story after the business was started from a two-truck garage a little more than 10 years ago. Most recently, Wehrli was in approximately 35,000 sf of space in another DeKalb location. The new precast facility is built on an 11-acre site, a size that provides the potential for further future expansion by Wehrli, which specializes in high-performance diesel upgrades, powder coating and custom metal fabrication. The building features a two-story 12,000-sf office area, with elevator-accessible space on the second floor for future expansion. The manufacturing area, which totals approximately 100,000 sf includes space for their Performance Department, CNC Machining Operation, Mechanical Department, Powder Coating, Welding, Fabrication, and Laser Cutting, as well as a Research and Development area. “This was a notable project for a number of reasons, including the hands-on, collaborative approach taken by Wehrli’ s owners,” said Joseph Krusinski III, Project Manager, Krusinski Construction. “Their involvement in the project made it much easier for Krusinski and Archideas, Inc., the project architect, to execute the design-build process.” Krusinski also noted that Wehrli demonstrated its commitment to the local community by engaging as many area businesses as possible in the construction of the facility. When completed, the building, situated on an 8.14-acre site, will feature 32’ building clear height, 14 docks/loading doors (expandable to 20), two drive-in doors, and 177 parking spaces for cars and 11 trailer storage stalls. Ketone Partners is the developer of the project, located at 3100 Channahon Road. This represents the first location for the recently formed alliance between Cassidy Tire and Best-One Tire & Service. The facility will provide truck and automotive tire work, and general vehicle maintenance. Cassidy Best-One Tire & Service anticipates opening this location in early 2022. The building at 3100 Channahon is being constructed on an approximately three-acre site within the logistics center that is owned by Ketone. The design-build project features space for two future offices, each about 4,000 square feet. The facility, which will sit on a 12-acre lot, also includes 165 car parking stalls, 35 trailer parking stalls, 25 loading docks and two drive-in doors with 32-foot clear height. OAK BROOK, IL (May 6, 2021) According to the National Institute for Occupational Safety and Health, a study showed that 60% of construction workers have an underlying condition or risk factor that increases their susceptibility to severe illness should they contract COVID-19. Combine that with the fact that the nature of the firm’s work often requires close person-to-person interaction, it is vital that construction sites follow policies and procedures designed to protect workers from COVID-19. OAK BROOK, IL (May 6, 2021)—Krusinski Construction Company has completed all elements of construction, from demolition to ground-up construction and tenant build-outs for Ridgeline Property Group’s Chariot Logistics Center, developed on the site of the former Maywood Park Racetrack. The three-building, 623,000-square-foot Green Globes certified logistics center was launched as a speculative development but later became a spec-to-suit project when all buildings were leased to one of the largest ecommerce companies in the nation. Chariot Logistics Center sits on approximately 55 acres of land on at the intersection of North and 5th Avenues, on the east side of Melrose Park. Building 1, at 1800 5th Avenue, totals 236,000 square feet; Building 2, at 1801 5th Avenue, totals 252,000 square feet; and Building 3, at 1825 5th Avenue, totals 135,000 square feet. All buildings have 32-foot clear ceiling heights. The project also includes three newly-constructed and interconnected detention ponds. Demolition and site work to prepare for construction was extensive and took approximately six months to complete. Krusinski Construction worked closely with the Illinois Department of Transportation (IDOT), ComEd, Nicor and the Village of Melrose Park to build new infrastructure elements, including roads, detention ponds, water mains and stormwater systems, and utility service. “It’s no small undertaking to demolish existing improvements and prepare a significant land site for a substantial development like Chariot Logistics Center,” says Michael Metz, Vice President, Krusinski Construction Company. “More than anything, such an effort requires persistence, communication with key people and organizations involved, and the ability to adapt and value engineer when surprises occur.” Highlights of the demolition and site work efforts led by Krusinski Construction included: +/- 42,000 tons of concrete was reclaimed from the site including the grandstand, that comprised Maywood Park Racetrack Scrap removed from site was approx. 4,600 tons Approximately 13-15,000 tons of asphalt was ground and stockpiled on the site +/-200,000 cubic yards of earth were moved on site Three detention ponds (capacity of approximately 6.2 million gallons of water) were created +/-19,000 linear feet of utilities and associated utility structures were removed and replaced by more than 22,000 feet of new utilities and over 140 new utility structures Relatively early in the process, a deal was struck for a single tenant, one of Krusinski Construction’s strongest existing ecommerce clients, to occupy all of Chariot Logistics Center. This provided a unique opportunity for the ecommerce giant to further shape the design and construction of the buildings. Following construction of the core and shell of the buildings, Krusinski Construction built out each building to meet the operational needs of its client. Buildings 1 and 2, the two largest buildings at 236,000 and 252,000 square feet, respectively, were finished to serve as parking and storage to house the firm’s fleet of next-day delivery vans. Krusinski installed upgraded ventilation systems to eliminate exhaust produced by the vehicles and ensure the safety of all who work there. Interior build-out of these spaces consisted of adding restroom facilities and striping of the concrete flooring, among other things. Building number 3, which spans 135,000 square feet, was built out to serve as an ecommerce delivery station. Packages are brought to the building on semi-trailer trucks, sorted and loaded onto vans. The buildout for this was more extensive and included a 10,000-square-foot office space as well as employee restrooms and breakrooms. Krusinski Construction also installed specialized cooling systems within the building. Construction highlights included: More than 1,431 tons of steel were used in the construction of the three buildings More than 20,550 cubic yards of concrete were poured in the construction of the floors and outdoor parking areas 6,760 linear feet of precast wall was installed Any further description or highlights of the construction of the three buildings (number and/or weight of tilt-up panels, etc.) On the exterior of building 3, a massive steel canopy was installed to help shield and protect the loading process from severe weather conditions. The name Chariot Logistics Center pays tribute to the former use of the site. Maywood Park Racetrack, which featured harness racing, was developed in 1946. Races were held at the track until 2015. Maywood Park’s premises consisted of a ½ mile racetrack, a grandstand and related facilities to accommodate more than 33,000 sectators, and a stable to house nearly 1,000 horses. The site originally was developed as the Cook County Fairgrounds. ELK GROVE VILLAGE, IL (March 8, 2021)—Krusinski Construction Company has completed the ground-up construction of the new corporate headquarters, showroom and warehouse facility for Yamazen Inc. at 111 NW Point Blvd, Elk Grove Village, Illinois. Yamazen Inc. is a specialized global trading company with a strong focus in the distribution of CNC machine tools and other industrial and engineering equipment. The new two-story, 138,000-square-foot state-of-the-art facility sits on a 7- acre site off of Interstate 90 and features 50,000 square feet of Class A finished office, conference room and related employee space, including a dramatic entryway. Additional space in the building includes a 50,000-square-foot warehouse; two sales, demonstration and training areas, including a 17,000-square-foot turnkey robotics center and a 13,000-square-foot sampling and demonstration center; a 6,500-square-foot parts and tooling center; and parking for 137 vehicles. The building’s all-glass entrance, with 30-foot ceilings, a contemporary reception desk and two-story monument staircase creates an inviting and dramatic welcoming for clients and visitors. Immediately off the reception area are three Class A appointed conference/meeting rooms featuring 18-foot ceilings and generous use of glass. The second floor space includes additional conference rooms, high ceilings, bullpen seating in an open plan and a limited number of private offices, finished with floor-to-ceiling glass. The executive office area, featuring floor-to-ceiling wall panels and elegant wall sconces, also includes private offices and an executive board room. Additional amenities of the second floor space include an employee kitchen and lunchroom, and large balcony. Two client-facing areas located on the first floor of the building are the turnkey robotics center where up to 20 pieces of equipment can be observed in use, and the sampling and demonstration space where as many as 30 pieces of equipment can be demonstrated to Yamazen’s existing and potential clients. The 50,000-square-foot warehouse and the 6,500-square-foot parts and tooling center are also located on the first floor. The warehouse area features an overhead material handling crane which is necessary because of the size and weight of the machines and parts that are kept within the facility. Further specialization of this space includes a state-of-the-art forklift, with a guidewire embedded into the concrete, to avoid driver error and potential damage and specialized fire safety equipment required by Elk Grove Village. Previously, before Yamazen acquired the land for its new building, nearly two thirds of the development site was the pond near the entryway to the business park. In his new role, Steve will work closely with the firm's Operations department on the QA/QC aspect of all current and future projects. ARLINGTON HEIGHTS (January 18, 2021)—Krusinski Construction (亚游官方网) has completed the comprehensive build-out of an 11,500-square-foot day rehabilitation center for Shirley Ryan AbilityLab within the Enterprise Office Campus located at 3215 N. Wilke Road in Arlington Heights. This represents the fourth Chicagoland area facility 亚游官方网 has competed for Shirley Ryan AbilityLab. Previously, the firm has completed ground-up development projects for the organization in Burr Ridge and Homewood, and a substantial buildout of existing and operational space in Glenview. Shirley Ryan AbilityLab, formerly the Rehabilitation Institute of Chicago (RIC), is the global leader in physical medicine and rehabilitation for adults and children with the most severe, complex conditions — from traumatic brain and spinal cord injury to stroke, amputation and cancer-related impairment. The quality of its care and research has led to the designation of “No. 1 Rehabilitation Hospital in America” by U.S. News & World Report every year since 1991. The organization offers three clinical service lines: inpatient rehabilitation for those requiring complex medical and nursing care, intensive Day Rehabilitation in an outpatient setting, and Outpatient therapy and physician consultation services. The scope of the work completed by Krusinski Construction represented a comprehensive interior demolition and renovation of the existing space, new HVAC and electrical distribution, upgraded water service, the creation of a new, protected entryway and installing Nora Flooring throughout the entire space. The build-out of the interior space to accommodate Shirley Ryan AbilityLab’s design and functional specifications included creating a large open therapeutic area, private therapy rooms, accessible bathrooms, auxiliary rooms and a staff work area that included a locker room. The finish work in Arlington Heights, similar to work completed previously in Burr Ridge, Homewood and Glenview, was according to standard protocols developed by Shirley Ryan AbilityLab. Ultimately, these standard design elements and finishes, incorporating clean, open spaces, high ceilings and vibrant colors, were established to create highly functional, bright and upbeat environments to encourage patients with a wide range of physical rehabilitation needs and regimens. “In the end we were able to deliver a motivating, aesthetically pleasing facility, which helps to provide a conducive environment for Shirley Ryan AbilityLab’s patients,” says Greg Krucek, Senior Project Manager, Krusinski Construction Company. “In the process, we also added considerable value to the overall building, showcasing the possibilities of what can be done at a 1970s era office complex.” Each project completed for Shirley Ryan AbilityLab incorporates at least one “signature” element. In Arlington Heights, this included a free-standing Porte-cochère to provide patients a sheltered entry into the facility. Before installing the structure, Krusinski Construction first had to clear the footings for what previously had been a cell tower and included a significant mass of concrete 6 feet in diameter and 15 feet deep. DOWNERS GROVE, IL (December 17, 2020)—Krusinski Construction Company has completed a dynamic, multi-faceted Research, Development & Innovation Center for Flavorchem, transforming a pre-existing 25,390-square-foot building previously used for storage. Flavorchem is now fully operational in the building located at 1429 Centre Circle in Downers Grove. Flavorchem specializes in the creation and manufacturing of flavor and color solutions for the food, beverage, and nutraceutical industries. Customers of the privately held business, headquartered in Downers Grove, include first class brands well recognized around the world. Key, central elements of the research, development & innovation center include four application centers, essentially serving as test kitchens, built around a showroom kitchen. The application centers are specific to key business segments for Flavorchem: bakery, confection, beverage and a miscellaneous or multi-purpose area. It is in the application areas where Flavorchem hosts client development meetings creating and testing flavors for its various product lines. Each application center is outfitted with appliances and equipment that is appropriate for the specific sector. “This has been a truly transformative project, converting what primarily had been a storage facility into a modern and highly-stylized research, development, marketing and sales center,” says Tim O’Driscoll, Senior Project Manager, Krusinski Construction Company. “The space is cohesive, flows very well together and allows Flavorchem to make a great impression with clients and prospects.” The application centers are built around a fully-equipped showroom kitchen. Designed by Harris Architects, Inc., this site is made up of a 1,222,400-square-foot distribution center (DC) and a 466,600-square-foot pack center (PC) situated on 72-acres and 42-acres, respectively, within the ChicagoWest Business Center. Qualified collegiate students with an interest in the construction industry get real-time industry exposure and practice.To get a glimpse of what interning at 亚游官方网 is like and get to know one particular intern on a deeper level, we sat down with – Joe Krusinski IV – “Joey” – pictured alongside his dad, Senior Project Manager, Joe Krusinski III.So who is Joey?Currently a senior at Saint Norbert College in Wisconsin, Joey is pursuing a degree in Accounting. He recently completed his third continuous summer at 亚游官方网 as an intern in our accounting department and has plans to attend graduate school after graduation. Joe saw Krusinski Construction as a place to gain positive work experience while being able to make a strong impact on the department with the knowledge he brought from school.As an intern, Joey worked closely with our senior accountant and accounting manager. He helped with bank reconciliations and managing key communications between our office and remote accounting team.What’s unique about Joey’s experience at Krusinski Construction is that he became the first ‘Third Generation’ Krusinski member to get exposure to the family business that his grandfather, 亚游官方网 Chairman, Joe Krusinski Sr., founded in 1973.The oldest of his siblings and cousins, he began learning about construction at a young age. Growing up, Joey saw a side to the construction industry that no one else saw. He watched projects go from drawings to completion, learned about the different stages in the building process, and got to see his family business successfully grow and expand nationally. Being a part of the next generation of Krusinskis, Joey chose Krusinski Construction as the employer he wanted to intern at to continue the tradition while growing his personal career in Accounting. He saw the internship program as a robust, challenging experience in a welcoming and engaging environment. Thirty years ago, I was just a sophomore in high school. Armed with a driver’s license, I started working as a laborer at the company’s Westbrook Corporate Center construction site in Westchester, Illinois, getting my start in the family business. Growth of Krusinski Construction CompanyIn the decades since I started with the company, a lot has changed in the construction business, in the real estate industry and for Krusinski Construction Company. During this time, under my father’s guidance, Krusinski Construction Company has evolved and grown responsibly.Of course, external factors have also changed how we work. Today, our teams in the field carry smart devices, utilize a variety of software programs to help with their work, have ready access to drones and to lots of other technologies we couldn’t have imagined 30 years ago.At the same time, Krusinski Construction Company has penetrated new markets across industry sectors. This has been a strategic effort to balance the ups and downs of industrial and economic cycles. ARLINGTON HEIGHTS -- Shirley Ryan AbilityLab (formerly Rehabilitation Institute of Chicago) recently opened the Shirley Ryan AbilityLab DayRehab Center Arlington Heights.Located at 3215 N. Wilke Road, the facility replaces the organization's Wheeling DayRehab Center, and will serve patients primarily from the northwest suburbs. The site will offer an intensive model of rehabilitation in an outpatient setting. Patients benefit from two to six hours of therapy per day, two to five days per week. Patients in the program typically require a comprehensive interdisciplinary approach.The new facility touts 11,500 square feet of space, nearly 70 percent more than that of the former facility in Wheeling. It includes an Activities of Daily Living Studio (where patients can practice everyday tasks, like cooking), a gait track harness system and a dedicated orthotics space, among other features. It will serve patients ages 14 and older.For the design and construction of the facility, Shirley Ryan AbilityLab partnered with CannonDesign, Ascent and Krusinski Construction Company.

As a construction company, it’s amazing that we were one of the driving forces behind bringing a major new project to the state of Illinois. But it’s true. Facebook’s announcement that it will invest $800 million to build a 907,000-square foot data center on 505 acres at the ChicagoWest Business Center in DeKalb, Illinois was, in part, the culmination of a dream that began 14 years ago. Facebook was only two years old then. Looking back, I doubt that our Chairman, Joe Krusinski, or I had even heard about Facebook at that point. Even if we had, I doubt we would have imagined they would grow into an $700 billion business requiring a massive data center on that property In the years leading up to 2006, Krusinski Construction Company was building distribution centers and other industrial facilities in the DeKalb area. As we worked in the region, it became clear to us that the land around DeKalb had huge potential to be used for data centers and other industrial projects. The area just south of I-88 offered transmission-voltage electrical power, abundant water supply, essential sanitary capacity, multiple broadband carriers, easy access to interstate transportation and accessible utilities. With Northern Illinois University and Kishwaukee College nearby, and the location being “not too close and not too far” from Chicago, there were also lots of other resources and a ready workforce. We began assembling the land for what would ultimately become the 1,000-acre ChicagoWest Business Center. The site we purchased was also at the convergence of significant electrical power, transmission and distribution voltages, critical resources for a data center and other industrial projects. We expected that 50 acres could be ideal for a technology park data center – a “park within a park.” It wasn’t all smooth sailing from our initial acquisition of some of the property until the Facebook announcement. Honestly, there were times when I thought our vision of building a data center at the ChicagoWest Business Center might never come to pass, and so did many others. The 2008 economic crash, and “Great Recession” that followed, slowed interest in such opportunities. Even after the economy began to recover, we were still faced with the challenge of competing with neighboring states that were more “business-friendly” than Illinois. Many individuals on the Krusinski Construction Company team worked hard over the years to respond to numerous Request For Proposals (RFP). We were a finalist for a major data center project in 2013, but that project, like many others, landed up the road in Iowa. We also lost the Toyota/Mazda plant project, which is now under construction in Huntsville, Alabama. Over the years, each of the numerous RFPs the Krusinski Construction Company team responded to were built in another state. Each of those states offered business incentives that Illinois lacked. Changing the dynamic to make Illinois, DeKalb and the ChicagoWest Business Center more competitive with other states took a lot of work. Working together, countless individuals, organizations and government entities took on the numerous challenges to make this project work. The combined efforts of the many people and organizations resulted in the pieces finally falling into place to make the Facebook announcement possible. The announcement that Facebook will make this huge investment and bring 100 operational jobs and more than 1,000 construction jobs to our area is beyond exciting. For Krusinski Construction Company, we will be constructing critical infrastructure including the roadways, water and sanitation systems to help ready the area for the new data center. We are grateful to the Illinois Department of Commerce and Economic Opportunity, the Illinois Chamber of Commerce, ComEd, the City of DeKalb and numerous elected representatives, government officials, governing bodies and utilities for their help in making ChicagoWest Business Center a reality. Entities like the Kishwaukee Water Reclamation District, local taxing bodies, townships, schoolboards, Kishwaukee College, Northern Illinois University, the business community and others that all played key roles. I especially want to acknowledge the work of DeKalb Mayor Jerry Smith, DeKalb City Manager Bill Nicklas and DeKalb County Economic Development Corporation Executive Director Paul Borek. Most importantly, I want to acknowledge and thank all of the employees at Krusinski Construction Company, including our Founder and Chairman, Joe Krusinski, for their faith in this project and the hard work they put in to make this happen. Back in 2010, when we were actively marketing the site to Mission Critical Data Center users, we anticipated such a project would need 50 acres. It turns out, we were off by one zero. When Facebook came to us, they were looking for 500 acres! Ultimately purchasing 505 total acres for the Facebook Data Center. By every measure, this is a big project. We are glad to have played a key role in bringing this massive project to Illinois. For a construction company, it was a once-in-a-lifetime opportunity. It required a tremendous amount of work by scores of people and we are proud to have been part of this effort. Last week, social media giant Facebook announced that it will build an $800 million data center in DeKalb, Illinois. This was a huge win for the state, which has often seen these types of projects land in other locations. What was different this time around? Beginning 14 years ago, an LLC related to Krusinski Construction Company (亚游官方网) began acquiring farmland nearly 60 due miles west of downtown Chicago in DeKalb County. 亚游官方网 was building industrial facilities in the area at the time and this assemblage—now marketed as the ChicagoWest Business Center—seemed like an ideal site for industrial facilities, including a data center.“We felt that DeKalb was in the path of progress, with a convergence of very strong utility infrastructure as well as the nearby university,” said Jerry Krusinski, CEO of Krusinski Construction Company. “I’ve often used the expression that it’s not too far and not too close to Chicago.”Krusinski was instrumental in the annexation of the land into the city of DeKalb and he worked with industry organizations, governments, public-private partnerships and others to bring new infrastructure to the site, including high-power electricity, water and access to fiber optics. All of this work was to better position the 1,000-acre, master-planned property for a ground-up industrial use.The first hurdle standing in the way of development was the economic crash of 2008. During the record-long cycle that followed, 亚游官方网 responded to a number of RFPs, but those projects always ended up going to more business-friendly states. For example, the ChicagoWest Business Center was a finalist for a data center project in 2013 that ultimately settled in Iowa. “We were maybe a little overly selective,” said Krusinski. “We wanted the right first user because that almost sets the die for the balance of development. We’ve had multiple requests for smaller projects, but we were really more interested in a first transaction on a larger scale.”That finally occurred this year (ironically, just as the economy heads toward another recession), with the announcement that Facebook has chosen the site for its 12th U.S. data center and the first in Illinois. The 907,000-square-foot facility is scheduled for completion in 2022.There’s a rule of thumb in the world of computing, Moore’s Law, that states that affordable processing power will double, on average, about every 18 months. This theorem has held surprisingly true since the 1970s as all of our computing devices have gotten smaller, faster and cheaper.Paradoxically, data centers have grown in size during this time, bursting out of siloed server rooms and occupying acres of purpose-built, climate-controlled space. How can both be true? The answer is data, or rather, the sheer amount of it that we create. Email and social media have seen exponential growth, smartphones have proliferated the means to both consume and create data and the internet of things (IoT) is connecting more and more devices every day to the cloud.When he helped to assemble the land 14 years ago, Krusinski felt sure that a portion of the site would be a suitable locale for a data center. He couldn’t have foreseen just how massive of a use it would have been, with Facebook committing to fully half of the property’s total land area. “Back then, we earmarked 50 acres as the appropriate size allocation, thinking that would be plenty of space for a data center,” Krusinski said. “We were off by a zero because Facebook is on 500 acres now. These data center operations are becoming so large in scale because of cloud users.”Facebook’s DeKalb facility will run entirely on renewable energy and use up to 80 percent less water than other data centers. When completed, the facility will be LEED Gold certified. 亚游官方网 is now underway with its responsibilities of readying the roads and critical infrastructure for the project. The other half of the site—an additional 500 acres north of Gurler Road and abutting I-88, sits ready and waiting for future industrial uses. Trammell Crowe Company is currently building a portion of the ChicagoWest Business Center to suit an undisclosed user. Krusinski said he is eager to partner with Trammell Crow Company in the future to develop the rest of the land. Facebook, which was only two years old at the time, had fewer than 100 million active users when Krusinski began assembling this land. That may seem like a lot, but it pales against the 2.6 billion users on the site today. OAK BROOK, IL (January 25, 2019) – When it first opened its doors in 1973 in Chicago, Krusinski Construction Company (亚游官方网) was serving the regional Chicagoland area with two members on its staff, including founder, Joe Krusinski. Today, the now Oak Brook, Illinois-based firm is celebrating its forty-fifth anniversary with a staff of seasoned professionals and projects throughout the country—from Connecticut to California. School Health, the leading national, full-service provider of health supplies, services and solutions, will relocate its resources and staff to its new location from its existing space in Hanover Park, Illinois. A groundbreaking ceremony was held Tuesday, May 1, to mark the start of construction on School Health’s new distribution, shop and office facility.
